1. Who operates this site
tilomiami.com is operated by Tilo US LLC, a Florida limited liability company, 1191 E Newport Center Dr, Suite 103, Deerfield Beach, FL 33442, United States, e-mail [email protected], phone and WhatsApp +1 (305) 289-8375. By using the site you accept these terms; if you do not, please do not use it.
2. What the site is for
The site presents Tilo's vacation rental management service in Miami and Orlando to property owners and lets them request a written revenue estimate, message us on WhatsApp or book a free call. It is information, not an offer that binds either party: our services, fees and obligations are set out only in the Vacation Rental Management Agreement that an owner and Tilo US LLC sign, which prevails over anything on this site.
3. Estimates and market figures
The figures shown by the calculator and in any estimate are market indications built from third-party short-term rental data and from our experience; they are not a forecast, a projection or a guarantee of the income, occupancy or ranking of any property. Results depend on the property, the building's rules, the season, the market and factors outside our control. Nothing on this site is legal, tax, financial or investment advice; take your own advice before deciding.
4. Not a real estate brokerage
Tilo US LLC is not a licensed Florida real estate broker and does not offer brokerage services. We manage properties for transient occupancy under Chapter 509, Florida Statutes, as licensed agent of the owner, relying on section 475.011(11), Florida Statutes; we do not sell, buy or lease real estate, procure tenants or give opinions of value. Properties are advertised only when a Florida DBPR vacation rental license and any required local certificate or registration are in force.
5. The launch offer
"First month commission-free" applies to owners who sign a management agreement with Tilo US LLC by December 31, 2026: no management commission is charged on bookings that check out within the first 30 days after the property's listing goes live. Platform commissions, government fees, licenses, repairs and any other pass-through cost are charged as usual. The offer is written into the agreement's Key Terms; if it is not there, it does not apply.
6. Contacting you
By sending the form, writing to us on WhatsApp or booking a call you agree that Tilo contacts you about your property by e-mail, WhatsApp or phone. You can ask us to stop at any time by replying to any message or writing to [email protected]. Standard carrier rates may apply to messages; we do not send marketing text messages.
7. Intellectual property
The texts, photographs, design and software of this site belong to Tilo US LLC or its licensors. Tilo® is a registered trademark used under license. You may view and print the site for your own information; any other use needs our written permission.
8. Third-party services
The site uses or links to services of third parties — among them Calendly for bookings, WhatsApp, Google and the booking platforms we name. Their terms and privacy notices apply to your use of them; we are not responsible for their content or availability.
9. Disclaimer and limitation of liability
The site is provided "as is" and may contain inaccuracies or be unavailable at times. To the fullest extent permitted by law, Tilo US LLC is not liable for any loss arising from reliance on the information on this site, including decisions taken on the basis of an estimate. Nothing in these terms limits liability that cannot be limited by law, or the mandatory consumer protections of the country where you live if you are in the European Union.

How we handle your personal information is described in our Privacy notice, which is part of these terms.
11. Governing law and venue
These terms are governed by the laws of the State of Florida, United States. Any dispute about the site is brought before the state or federal courts located in Miami-Dade County, Florida, without prejudice to mandatory rules that give consumers in the European Union the right to sue in their own country.
