1. Who we are
Tilo US LLC, a Florida limited liability company, 1191 E Newport Center Dr, Suite 103, Deerfield Beach, FL 33442, United States ("Tilo", "we", "us"), is the controller of the personal information collected through tilomiami.com (English, Spanish and Italian pages), the estimate form, the WhatsApp number +1 (305) 289-8375, the e-mail address [email protected] and our Calendly booking page. Tilo US LLC is part of the Tilo group together with Tilo Capital Management Srl, Via XX Settembre 7/3, 16121 Genoa, Italy, which supports our operations and acts as our representative in the European Union for the purposes of Article 27 of the GDPR. 2. What this notice covers
This notice explains what we collect when you visit the site, request a revenue estimate, message us or book a call, how we use it, who we share it with, how long we keep it and the choices you have. If you sign a management agreement with us, the agreement and its privacy annex add to this notice.
3. Information we collect
Information you give us. Your name, phone number and e-mail address; the address or building of your property, the number of bedrooms, whether it is rented today and how, a link to your listing, notes and, if you choose to send them, photos of the property; the content of the messages you send us on WhatsApp or by e-mail; the details of a call you book with us.
Information collected automatically. When the measurement tags described in section 9 are active, we collect the IP address, device and browser type, the pages you view, the campaign that brought you here (for example Google Ads click identifiers and UTM parameters) and an approximate location derived from the IP address.
We do not ask for government identification numbers or payment details on this site. Please do not send them to us through the form or WhatsApp.
4. How we use your information
- To prepare your estimate and answer you — this is necessary to take the steps you ask for before any agreement (for visitors in the EU: Article 6(1)(b) GDPR).
- To contact you about your property by e-mail, WhatsApp or phone, including a written estimate and follow-ups — our legitimate interest in responding to your request (Article 6(1)(f) GDPR), or your consent where the law requires it. You can ask us to stop at any time.
- To run and measure our advertising (Google Ads, Google Analytics and, when enabled, Meta) — only with your consent if you visit from the European Union (Article 6(1)(a) GDPR).
- To keep the site secure, prevent abuse, keep records and comply with the law — our legitimate interests and legal obligations.
To reply quickly we use software, including automated assistants, that helps us handle and draft messages; our team supervises these conversations. We do not use your information for automated decisions that produce legal or similarly significant effects, and we do not sell personal information.
5. Who we share it with
We share personal information only with providers that process it for us, under contract, and only as needed:
- website hosting and security: Cloudflare, Inc. (United States, global network);
- our lead management, e-mail and messaging systems, operated by the Tilo group on servers located in Germany (Hetzner Online GmbH) and e-mail services provided by Aruba S.p.A. (Italy) and Google (Google Workspace);
- messaging: WhatsApp Business Platform (Meta Platforms, Inc. / Meta Platforms Ireland Ltd) and our property-management software provider, Kross Booking (Italy), through which WhatsApp conversations are handled;
- call scheduling: Calendly LLC (United States);
- advertising measurement and analytics: Google LLC (Google Ads, Google Analytics) and, when enabled, Meta Platforms (Meta Pixel), as described in section 9;
- Tilo Capital Management Srl (Italy), our group company, for support and operations;
- professional advisers (accountants, lawyers, insurers) and public authorities where the law requires it.
6. International transfers
We are based in the United States, and some of our providers are in the United States and in the European Union. If you contact us from the European Union, your information is transferred to the United States because it is necessary to perform the request you make and any agreement with you (Article 49(1)(b) GDPR); with our providers we rely, where available, on the EU-U.S. Data Privacy Framework and on the European Commission's standard contractual clauses.
7. How long we keep it
Information about an estimate request is kept for 24 months from our last exchange, unless you sign an agreement with us (then for the term of the agreement and the period required by tax and accounting rules). Photos of the property are deleted together with the request. Advertising and analytics data are kept for the periods set by Google and Meta (for Google Analytics, 14 months). You can ask us to delete your information earlier at any time.
8. Your rights
If you are in the European Union or the United Kingdom, you have the right to access the information we hold about you, to have it corrected or deleted, to restrict or object to its processing, to receive it in a portable format, and to withdraw consent at any time without affecting what was done before. You may also complain to your supervisory authority — in Italy the Garante per la protezione dei dati personali, in Spain the Agencia Española de Protección de Datos.
If you are in the United States, you can ask us at any time to access, correct or delete the information we hold about you, and to stop contacting you. We do not sell personal information and we do not share it for cross-context behavioural advertising beyond the measurement described in section 9.
To exercise any right, write to [email protected]. We answer within 30 days and may ask you to confirm your identity.

Your choice. If you visit from the European Union (and on the Italian page), no advertising or analytics tag is loaded until you accept the cookie notice; declining keeps the site fully usable. Elsewhere the tags load when the page opens. We use Google Consent Mode, so Google receives your consent choice. You can change your choice at any time with the button below, and you can also block cookies in your browser settings.
10. Children
The site is addressed to property owners and is not directed to anyone under 18. We do not knowingly collect information from minors.
Clears the choice saved in your browser and returns to the home page, where the cookie notice appears again (for visitors in the European Union).
11. Security
The site is served over HTTPS; access to the information you send is limited to the people who need it to answer you, protected by passwords and access controls. No system is perfectly secure, so please do not send us more than we ask for.
12. Changes and contact
